Title:  Property Manager (Iowa)

Description: 
New Employees hired will be awarded a $350 bonus upon completing 30 days of employment with perfect attendance.


Schedule: Part-time between 8am-4pm (25 – 30 hours a week). Will work at two locations, Red Oak, Iowa (Apartments) and Greenfield, Iowa (Senior Housing). 

Pay: $18-$22+/Hour based on experience

Duties: Property site manager
A property site manager, also called an on-site property manager, is responsible for the day-to-day operations of a single property, including tenant relations, maintenance oversight, lease management, rent collection, and ensuring the overall upkeep and smooth functioning of the property by addressing tenant concerns, coordinating repairs, and enforcing property rules, all while maintaining accurate records and financial reporting. 

Key responsibilities of a property site manager:
  • Tenant Management:
    • Respond to tenant complaints and concerns promptly. 
    • Conduct tenant screenings and lease signings. 
    • Enforce lease agreements and property rules. 
    • Collect rent payments and manage late rent collections. 
    • Coordinate move-in and move-out procedures. 
  • Maintenance and Repairs:
    • Oversee routine maintenance tasks like landscaping, cleaning, and inspections. 
    • Coordinate with contractors for repairs and renovations. 
    • Respond to emergency maintenance issues. 
    • Monitor property condition and identify potential maintenance needs. 
  • Financial Management:
    • Prepare and manage property budget 
    • Track income and expenses related to the property 
    • Monitor and report on property financial performance 
  • Marketing and Leasing:
    • Advertise vacant units and show properties to potential tenants 
    • Negotiate lease terms and renewal agreements 
    • Maintain property appearance to attract new tenants 
  • Administrative Tasks:
    • Maintain accurate tenant records and documentation 
    • Prepare reports for property owners and management company 
    • Respond to inquiries from tenants and owners 
    • Stay updated on local regulations and landlord-tenant laws 

Required skills for a property site manager:
  • Excellent communication and interpersonal skills to effectively manage tenant relations 
  • Strong organizational and time management skills to prioritize tasks and meet deadlines 
  • Basic understanding of property maintenance and repair procedures 
  • Financial literacy to manage budgets and track expenses 
  • Customer service skills to address tenant concerns and provide a positive experience 
  • Ability to work independently and make decisions within established guidelines

Qualifications: 
Valid Driver’s License
Clean MVR (Motor Vehicle Record)
GED or HS diploma

Dress code: Presentable and business casual

Breaks: 1 hour lunch break - not paid
2- 15-minute breaks – paid
